Who it’s for

For contractors losing money after the job is won

Right fit

Contractors with live projects

  • Turnover of roughly £500K to £10M a year
  • Several live projects and no in-house QS, or one QS stretched too thin
  • Variations done on site but never fully paid
  • Final accounts that drag on for months
Not the right fit

Not for you yet if

  • You only do small jobs paid on completion
  • You want a one-off measure for a homeowner
  • You need a solicitor for an active legal dispute
The problem

Where contractors quietly lose their margin

Variations never get paidExtra work is agreed on site, never written down properly, and disappears from the final account. That is profit you already earned.
Late, weak applicationsApplications go in late or without backup, valuations come back low, retention is forgotten, and cash flow suffers on every job.
What’s included

A full commercial function, without the full-time salary

We plug into your live projects and run the commercial side end to end.

01

Contract set-up

We review JCT or NEC terms, payment dates, retention and notices before work starts, and set up the commercial file for each project.

02

Monthly valuations & applications

Applications for payment on time, with measured backup, and follow-up on every payment notice.

03

Variations & change control

Every instruction recorded, priced and agreed, so extra work turns into extra money instead of an argument at the end.

04

Cost reports

A simple monthly view of cost against value on every project, so you see margin problems while you can still fix them.

05

Subcontractor accounts

Orders, applications and payments to your subcontractors managed against the main contract.

06

Final accounts & retention

Final accounts agreed and retention released, with claims prepared where you are owed money.

Built inside Craftex first

The commercial system Craftex runs on its own projects

At Craftex we learnt the hard way that the job is not finished until the money is in. The valuation routine, variation log and final account process we run on our own projects is the one we run on yours.

We are not a QS firm guessing how sites work. We are contractors who protect our own margin.

  • Valuation and variation routine tested on Craftex projects
  • Contract terms read the way a contractor needs them read
  • Cost reports you can understand in five minutes
  • Firm with clients, fair with subcontractors

FAQ

Questions contractors ask

What does an outsourced commercial manager do?

They run the money side of your projects: contract review, applications for payment, variations, cost reports, subcontractor accounts and final accounts, so you are paid in full and on time.

Is this the same as hiring a freelance QS?

Similar work, but run as a system across all your projects, by a team that also runs projects for Craftex. You get continuity instead of one person you have to manage.

Do you work on JCT and NEC contracts?

Yes. We work with the standard JCT and NEC forms and the amendments clients add to them. Where a point needs legal advice we say so and you take it to your solicitor.

Can you help recover money on old projects?

Yes. We review old final accounts and variations and tell you what can realistically be recovered before you commit.

Do you handle disputes and adjudication?

We prepare the commercial case and evidence. Formal legal proceedings are handled by your solicitor, and we work alongside them.

How much does it cost?

A fixed fee per project or a monthly retainer, agreed in writing after the first call, based on the number and size of your live projects.
