The short answer
Open with “What made you get in touch?”, then ask:
- Where is the property? Is it inside your working area?
- Do you own it? Leasehold may need freeholder consent.
- What work do you want done? Does it fit what you do best?
- Do you have drawings? Is planning or building control sorted?
- Who else is involved in the decision?
- When do you want to start — and why that date?
- Have you set a budget range?
Then rate the lead: qualified (book the visit), not yet (follow-up list) or disqualified (close politely).

Most builders go straight from “can you give me a price?” to a site visit and an evening of pricing. Without a short qualifying call you can’t tell a serious owner with a realistic budget from someone collecting five quotes. The fix isn’t more leads — it’s spending your time on the right ones.

Check your CRM for past contact, note the lead source and have your call sheet ready. Call while they’re keen — the same day at the latest. If they won’t share a budget, give a range from similar jobs: “Projects like this usually land between £X and £Y. Is that roughly where you expected?” Their reaction tells you everything.

- Not yet: agree to stay in touch, send recent projects and set a call-back date.
- Disqualified: be polite, quick and honest — people talk to their neighbours.
